We audited 926 German real estate agents: 66% no ad pixel, 31% run Meta ads

We checked the top Google Maps results for 'Immobilienmakler' across 8 German cities — 926 real estate agents. They are the most developed niche we audited: 8.4% have no website and 9.3% have an unclaimed Google profile, both the lowest in the study. But 66.1% of reachable websites carry no advertising pixel, and 31% of the agents with a Facebook page run Meta ads — the highest ad share of any niche. The basics are done; the gap is performance marketing and reviews.

We checked the top Google Maps results for "Immobilienmakler" in 8 German cities — Berlin, Hamburg, München, Köln, Frankfurt am Main, Stuttgart, Düsseldorf and Leipzig — and analysed 926 real estate agents. For each we read the Google profile and fetched the homepage once; 693 websites were reachable. Real estate agents are the most developed niche in the study: 8.4% have no website and 9.3% have an unclaimed Google profile — both the lowest shares of any niche, and well below the 16.8% no-website and 22.4% unclaimed averages across all 5,287 businesses. But the measurement layer is still missing: 66.1% of reachable agent websites carry no advertising pixel, even though 31% of the agents with a Facebook page run Meta ads — the highest ad share of any niche. Reviews are thin too: the median agent has 14 reviews, and 43% have under 10. 9.4% of the 926 agents (87) have all the marketing basics covered. Data was collected on 2026-09-23.

Key findings

Real estate agents are the most developed niche we audited — 8.4% have no website and 9.3% have an unclaimed Google profile, both the lowest shares in the study. The overall averages are 16.8% no website and 22.4% unclaimed; roofers, the least developed niche, sit at 25% and 36%. Real estate agents have the basics in place — a website and a claimed Google profile — which means the pitch here is not setup. It is optimisation and measurement.

66.1% of the 693 reachable real-estate-agent websites carry no advertising pixel of any kind. The Google tag appears on 33.3% of sites — above the 24.2% overall average across all 3,579 reachable websites in the study — but the Meta pixel is on only 4% of agent sites. An agent spending on Google traffic can at least measure it; an agent spending on Meta traffic largely cannot. These are lower-bound figures: pixels behind a cookie banner are invisible to an automated visit.

31% of the 71 real-estate-agent Facebook pages we checked were running Meta ads — the highest ad share of any niche in the study. The overall average is 16.9% of 379 pages. Real estate is the niche where ad spend is most visible, but the base matters: this figure describes agents whose Facebook page we could identify, not all 926 agents. Per-niche advertiser counts are below 30, so we do not break out the "spending blind" share for real estate alone.

44.6% of reachable real-estate-agent websites link to Instagram — the second-highest Instagram share after beauty salons (52.8%). Real estate agents are a visual niche: listings sell through images. But the social presence is not connected to measurement. An agent who posts property photos on Instagram daily but has no pixel on the site has no way to tie that content to enquiries or viewings.

Reviews are thin: the median agent has 14 reviews, and 43% of the 926 agents have under 10. The 14-review median matches the overall study median. Dentists lead at 37; tax advisors and roofers sit at 3 and 4. Real estate agents have the website and the Google profile, but the review volume that drives local pack rankings and trust signals is still low.

9.4% of the 926 real estate agents (87) have all the marketing basics covered — above the 7.5% average across all 5,287 businesses, and the third-highest of the six niches. 84.2% have at least one gap, and 28.4% miss three or more. Compared to roofers (95% with at least one gap, 55.5% with three or more) or tax advisors (97.1% and 62.8%), real estate agents have fewer and shallower gaps — but the gaps that remain are the ones that cost money: no pixel, no reviews, no way to measure what works.

Real estate agents sit at the top of the pack on the basics — website presence, claimed profiles, all-basics-covered — but the table shows where the work remains. The 66.1% no-pixel rate is below the 74.4% overall average, meaning agents are ahead of the study on tracking, but two-thirds of agent sites still have no pixel at all. The 31% Meta ad share is the standout: agents are the niche most likely to be paying for traffic, and a third of them are doing it without measurement on the site.

Where the gaps are

Website and Google profile: solved

8.4% of real estate agents have no website — the lowest no-website share in the study. 9.3% have an unclaimed Google profile, also the lowest. For context, roofers sit at 25% and 36% on those two signals. The website-and-profile layer is not where an agency adds value for this niche. The agents who are missing these are a small minority; the majority have a site that could be carrying tracking, and most of them are not.

Tracking: the gap that costs money

66.1% of the 693 reachable real-estate-agent websites carry no advertising pixel. The Google tag is on 33.3% — above the 24.2% overall average — which means agents who run Google Ads are somewhat more likely to have measurement in place. The Meta pixel is on 4% of sites, yet 31% of agents with a Facebook page run Meta ads. The gap between ad spend and ad measurement is the clearest sellable finding in this niche: agents are paying for traffic they cannot measure or retarget. The real-browser calibration on 120 sites across all niches agreed on 357 of 360 checks (120 sites × 3 pixel types), so the automated detection is reliable for what it can see — but pixels that load only after cookie consent are invisible to both methods, so the real pixel share is higher than what we report.

Social: present but unmeasured

44.6% of reachable real-estate-agent websites link to Instagram — the second-highest share after beauty salons. Real estate is a visual business: property photos and walkthroughs are the content that generates enquiries. But an agent who drives traffic from Instagram to a website with no pixel has no way to connect a follower to a viewing. The social presence is an asset; the missing link between social and measurement is the gap.

Reviews: thin

The median real estate agent has 14 reviews — matching the overall study median. 43% of agents have under 10 reviews. Real estate is a high-trust, high-consideration purchase; a thin review profile is a credibility gap that costs at the consideration stage. Agents with a claimed Google profile and a website but few reviews are the easiest review-generation pitch in the niche: the infrastructure is in place, the ask is simple, and the impact on local pack visibility is direct.

Online booking: barely present

4.3% of reachable real-estate-agent websites have an online booking tool. This is low — dentists lead at 62%, beauty salons at 52.9% — but real estate is not a self-service booking niche. Viewings are scheduled by conversation, not by calendar widget. The low booking share is not a gap to sell; it is a structural difference in how the niche works.

What this means for agencies

Real estate agents are the growth pitch in this study. The setup work — website, claimed Google profile, basic social presence — is already done for most agents. What is missing is the layer that turns presence into pipeline: tracking, review generation, and connecting ad spend to outcomes.

The pitch splits into three segments. For the 66.1% with no ad pixel, the conversation starts with measurement: install the Google tag or Meta pixel, connect it to enquiry forms, and show the agent which channel drives viewings. For agents running Meta ads — 31% of those with a Facebook page — the pitch is closing the loop: the ad spend is already there, but without a pixel the agent cannot retarget, optimise, or prove ROI. For the 43% with under 10 reviews, the pitch is review generation: the Google profile is claimed, the infrastructure is in place, and the review volume is the single biggest trust signal at the consideration stage.

The 9.4% all-basics-covered rate means there is a segment of agents who have the fundamentals and are ready for the next layer — lookalike audiences, conversion optimisation, content that goes beyond listing photos. These are the agents most likely to already understand the value of measurement, and the most receptive to a performance pitch.

Methodology

Source. Google Maps search results — the top results for "Immobilienmakler" in each of 8 German cities (Berlin, Hamburg, München, Köln, Frankfurt am Main, Stuttgart, Düsseldorf, Leipzig), capped at 120 per city. This is the businesses Google Maps shows, not a census of every real estate agent in Germany.

Dates. Data was collected on 2026-09-23.

Sample sizes. 926 real estate agents were analysed. Of the real websites (excluding social profiles), 693 were reachable and fetched successfully. The full study covers 5,287 businesses across 6 niches; 5,694 were scraped and 407 excluded as off-niche (Google category did not match).

What "detected" means. Website signals were detected in the homepage HTML by an automated fetch. "Not detected" means not found on the homepage, not proven absent. Tracking pixels were detected the same way — a pixel that loads only after cookie consent is invisible to both the automated fetch and the calibration browser check.

Pixel detection calibration. On 120 of the reachable websites (across all niches) we re-checked pixel detection in a real browser. The automated check agreed on 357 of 360 checks (120 sites × 3 pixel types: Meta, Google, TikTok), missed 3, and produced no false positives. The browser check also ran before any cookie consent was given, so consent-gated pixels are invisible to both methods — pixel shares remain a lower bound.

Meta ads. Ads were checked per Facebook page in the Meta Ad Library (active ads in Germany). Of the 926 real estate agents, 71 Facebook pages returned a clear answer. The 31% ad share describes agents with a Facebook page, not all agents. Per-niche advertiser counts are below the n ≥ 30 reporting threshold, so no per-niche "spending blind" figures are reported.

Google Ads activity was not measured.

Limitations

This is a sample of the businesses Google Maps returns for "Immobilienmakler" in each city, capped per city — visible businesses, not a census of every agent. Website signals are detected in the homepage HTML; "not detected" means not found on the homepage, not proven absent. Tracking pixels that load only after cookie consent cannot be seen by an automated visit, so pixel shares are a lower bound. Meta ads were checked only for businesses whose Facebook page could be identified; ad shares apply to that subset, not all 926 agents. Top Maps results skew towards well-rated businesses, so we do not report a ratings finding.
